Lenders rely on guarantees, mortgages, pledges, and assignments to protect their position. Each must be executed correctly, notarized where the law requires it, and registered with the right authority before it gives the lender priority over other creditors.

Document review
We check the loan agreement and every security document for completeness, correct parties, signing authority, and the formalities each one requires.

Signing and notarization
We arrange signing before a notary public, confirm the identity and authority of each signatory, and obtain notarized originals.

Attestation and legalization
Documents signed or issued abroad are attested through the relevant authorities and the UAE Ministry of Foreign Affairs so they are recognised in the UAE.

Registration
Security interests are filed with the competent registry, such as the land department for real estate mortgages or the movable collateral registry for pledges over movable assets.

A short glossary.
- Notarization
- Certification by a notary public that a document was signed by the named person, who was identified and acted voluntarily.
- Attestation
- Official confirmation that a document and its signatures or seals are genuine, issued by a recognised authority.
- Legalization
- The chain of attestations that allows a document issued in one country to be accepted in another.
- Registration
- Recording a security interest with the competent registry so it is enforceable against third parties.
- Perfection
- Completing every step needed for a security interest to take full legal effect and priority.
- Release
- Cancelling a registered security once the loan has been repaid, so the asset is free of the lender's interest.
How long does the process take?
It depends on the number of documents, the signatories' availability, and whether foreign attestation is needed. We give you a timeline once we have reviewed the documents.
Can signatories sign from outside the UAE?
Yes. Documents can be signed before a notary abroad and then attested and legalized for use in the UAE. We coordinate the steps with you.
Do you also release security after repayment?
Yes. We handle the cancellation and release of mortgages and pledges once the lender confirms the loan is settled.
Do you draft the loan documents?
Loan documents are normally prepared by the lender or its legal advisers. We review them for execution and registration requirements and manage the formalities.
